Exposed screws corrode over 10–20 years, and the rubber washers beneath them dry out and crack. Water wicks straight through the fastener holes. We replace failed fasteners with sealed metal-to-metal screws and re-tighten adjacent fasteners.
Failed Washers & Sealant
Rubber and EPDM washers under screw heads harden, split, and lose their seal. Old butyl and caulk at panel laps and penetrations also dry and crack. We replace failed washers and reseal laps with compatible metal roofing sealant.
Loose or Missing Metal Panels
High wind uplifts panels by working the fasteners loose — sometimes a single panel goes, sometimes a whole section lifts. We re-fasten loose panels, replace blown-off sections with matching material, and verify the surrounding rows are still secure.
Storm & Wind Damage

Pole Barn Roof Repair & Restoration
Pole barns — post-frame buildings with metal roofing and siding fastened directly to wood trusses and girts — are the most common agricultural roof we repair. Their construction is efficient and affordable, but the exposed-fastener metal panels are directly exposed to the weather, with no underlayment backup to catch a slow leak.
Over time, the screws that hold the panels to the trusses work loose from thermal cycling and wind, the rubber washers fail, the side and end laps separate, and the ridge caps lift. Most pole barn roof leaks we see are traceable to one or more of these issues — not to a hole in the metal itself.

Water travels along panel laps, trusses, and purlins before it finds a path down — so a stain under one section of the roof often originates 10 or 20 feet away at a failed fastener, lifted ridge cap, or separation in a side lap.
